Includes a black-and-white rectangular layout for decks up to 200 sq ft, concept design with basic elevations, and a materials consultation. Construction drawings are quoted separately, around $2.50/sq ft. Best for simple replacement decks with a standard rectangular layout. About a week for concept design.
Intermediate – Starting at $1,250
For homeowners who want real design guidance and a clear picture of the finished space before committing. Includes two initial layout concepts, a color rendering of your approved design, a black-and-white view of your house in context, and a collaborative process where we mix and match the features you want. Construction drawings run $2.50-$3.00/sq ft depending on complexity. Best for multi-level decks with custom features. 10-14 days for concept design.
Deluxe Custom – Starting at $2,250
For homes that deserve a genuinely custom outdoor space. This is where I do my best work: three initial layout concepts, full photorealistic 3D renderings from about 12 views, detailed material and finish specs, and budgeting guidance throughout. Construction drawings run $3.00-$3.75/sq ft depending on complexity and engineering requirements. Best for the transformations you see in the photos above, glass enclosures, custom lighting, integrated landscaping, multiple entertaining zones. 1-2 months for concept design, because a design like this is art, not assembly.

Permit-Ready Drawings for Your Builder or Building Department
Once your concept design is approved, I provide construction documents that meet local building code requirements. These are quoted separately based on complexity and square footage: about $2.50/sq ft for basic designs, $2.50-$3.00 for intermediate complexity, and $3.00-$3.75 for highly custom designs.
