Sand & Salt Air Exposure
Wind-driven sand abrades finishes. Salt air corrodes hardware. We specify hot-dipped galvanized or stainless fasteners as standard, and recommend ACQ-rated pressure-treated lumber or Western Red Cedar for all structural members.
Freeze-Thaw Foundation Engineering
Frost depth in Simcoe County reaches 1.2m to 1.5m. Footings must account for frost heave, especially in the sandy soil conditions near the Wasaga Beach shoreline. Every structure we build is engineered for this soil profile.
Waterfront Setbacks & Permits
The Town of Wasaga Beach has specific setback requirements for structures near the shoreline. Nottawasaga Valley Conservation Authority has jurisdiction over certain properties. We know both sets of requirements and can manage applications in either zone.
Seasonal Build Scheduling

Yes. GardenStructure.com has been designing and building pergolas in Wasaga Beach and the surrounding Georgian Bay area since 1994. When it comes to decks, in most cases, yes. Pergolas often don’t require permits until they exceed a certain size. The Town of Wasaga Beach requires building permits for decks and some structures attached to the house and for structures above a certain size. Setback requirements from the shoreline also apply for properties close to the beach. We prepare permit-ready drawings and can manage the application process on your behalf, though, most people don’t want to pay us to stand in line!
For Wasaga Beach and Georgian Bay waterfront properties, we specify Western Red Cedar or ACQ pressure-treated lumber as the primary structural material. Cedar holds up well in the sand and salt-air environment along the bay. For decking surfaces, composite performs well against the freeze-thaw cycles and moisture exposure common in this area.

It depends on project complexity. A straightforward pergola typically takes 3-5 days on site once materials are delivered. A larger deck with multiple levels might take 2-3 weeks. We prepare the permit drawings — everything the building department needs to issue approval. Submitting the application and managing the back-and-forth with the municipality is the owner’s responsibility. In Ontario, permit timelines vary widely. A straightforward deck permit in Wasaga Beach might take a few weeks. A more complex structure can take months. Having professional drawings prepared correctly the first time is the best way to avoid revision requests that add weeks to that timeline.
